ENERGY SAVING
Improve your Rental Properties Using Government Grants worth up to £1000
Rent properties Quicker, for Longer with fewer Voids
The Energy Saving Team helps landlords improve the value and rentability of rental properties by using Government grants & tax allowances for insulation and heating. It also carries out free energy surveys and utility bill reviews. |

The Government are committed to reducing Climate change – you’ve probably seen the adverts on TV about acting on CO2 emissions.
More than 25 per cent of the greenhouse gas CO2 emissions in the UK come from heating our homes & the UK target is to insulate all residential properties by 2015 where possible.
Parmi Janagle of the Energy Saving Team & an award winning Landlord himself sees opportunities for landlords from this commitment: “Everyone is entitled to the Government grants available,” he says. “Landlords can take full advantage of the Government grants out there to better insulate their rental properties for cavity wall and loft insulation. These grants are actually funded through our Gas & Electricity bills, known as Carbon Emission Reduction Target funding, so I would strongly recommend re-claiming this money if your property qualifies! ”
Tenants will be happy to know the bills from an insulated property are going to be less expensive and the property is less likely to have condensation, damp and mould.
Properties will be more attractive to tenants and rent quicker, with tenants remaining for longer with fewer voids. Also, tenants will find it more affordable to deal with future rent increases.
In fact, landlords can use the grants themselves to insulate their own homes.
How much Heat that you have PAID
for is wasted?
As much as a staggering 60% of the Heat you or your tenants have paid for is wasted by being lost through the un insulated walls & roof. This is why the grants are available for insulating cavity walls & lofts.
Saving money for landlords
Insulation Grants
The Energy Saving Team works with landlords to take advantage of the various schemes to reclaim the costs of energy efficiency measures. For example, using these grants, landlords can spend as little as just £129 and save in the region of £1000 on the costs of loft and cavity wall insulation. This could provide attractive savings for tenants of £255 each year on their heating bills in a typical 3-bed house which means they are able to better afford to pay the rent.
If tenants are on certain benefits such as Housing Benefit, Working Tax Credit, Disability Living Allowance or over the age of 70, then the insulation works can generally be done for FREE.
Landlords can also re-claim the full cost of insulating their properties as a tax saving under the Landlord Energy Saving Allowance of up to £1500 per property.

Central Heating Help
Although the Boiler Scrappage Scheme has ended in England, the Energy Saving Team has negotiated an extremely competitive and flexible deal for Landlords with one of UKs biggest heating installers, offering a Free 5 year Warranty on all new boilers and a very flexible payment plan, such as Buy now & Pay in 12 months or spread the payments over 5-10 years.

Rising Energy Bills
Utility bills are usually the second highest monthly outgoing for many tenants after paying their rent. The more landlords can reduce these costs, the more likely tenants are to be able to pay the rent and cope with rent increases. In Houses of Multiple Occupation where bills are included with the rent, this can make a significant difference to landlords’ profits. The Energy Saving Team will review utility bills relating to your rental property and can recommend much better deals for tenants as recommended by the UK Which? Consumer organisation provided the landlord agrees.

How The Energy Saving Team works
A passionate supporter of the need to reduce carbon emissions, the way the Energy Saving Team works is to provide a Free energy efficiency survey of your rental property. This will involve taking pictures of the loft and inspecting the cavity wall using a special camera. If the energy survey indicates your property to be eligible for insulation work, then will arrange for an insulation company in your area to carry out the work. An Energy Surveyor will set out which grants the landlord can use and will identify what, if any, costs will be necessary. The Energy Savings Team is paid by the insulation companies who receive Government grants provided there are appropriate properties which require energy efficient insulation.
