Holiday Let Mortgages is a division of Enhanced Wealth Limited and provides specialist advice for UK holiday let mortgages and holiday home mortgages.

Due to our specialisation and considerable experience in the holiday let market we have access to lenders that understand this market and we have negotiated several exclusive mortgage schemes which are not available elsewhere.

Holiday let mortgages are different to buy to let mortgages
for 2 main reasons:

The amount of likely rent
How the property will be used

Because of these reasons most buy to let lenders are not happy lending against a holiday let property. Typically, these lenders look for an Assured Shorthold Tenancy (AST) to be in place, this is not suitable for holiday lettings. They will also rely on the property valuer to assess the likely rent under an AST, again this will not provide a satisfactory result as the rents for holiday lettings are assessed in a different way.

Properties for holiday let are increasing in popularity and fortunately, the mortgage companies are responding to this demand. This means an increasing choice for those who wish to buy a holiday home for letting.

Our main website at www.holidayletmortgages.co.uk has a wealth of information about holiday let mortgages with tax tips and a free e-brochure. Finance is available for purchase, remortgage or development. Exclusive remortgage schemes are also available up to 85% of property value.

Please contact us on 0800 840 3111 to discuss your holiday let or visit our website at www.holidayletmortgages.co.uk. We look forward to helping you.
